Grace and I met at the county fair while we were both still in high school — two people from opposite sides of Columbus, Grace from Hilliard, Gibby from Amanda. This town brought us together, and it's kept us together ever since, through every property we've bought, sold, or renovated along the way.
One of our first real dates was at Ale House 1890. We sat there talking about what it must have taken to turn that building into what it is now, and I remember telling Grace that's exactly what I wanted to do — take something overlooked and make it something special. Not long after, in 2024, we bought our first duplex and house-hacked it together. Neither of us knew yet just how much that one decision would turn into.
Grace leads acquisitions and the business side — marketing, logistics, and making sure the process stays fair and easy for every property owner we work with. She's a licensed Ohio real estate agent, and she's the reason our reputation and our standards stay high.
Gibby leads property and project management — walkthroughs, estimates, contractors, underwriting, and due diligence — making sure every investment is sound before we commit to it. He's especially focused on what a renovated property gives back to the community it sits in.
We're a family-owned real estate company based in Lancaster, Ohio, buying properties throughout Central Ohio. We buy directly from owners — no listing, no commissions, no drawn-out process — and we take the time to actually visit your property and talk through your options in person.
Most of what we buy gets renovated and rented back out, often at below-market rates, so more families can afford a good place to live. We buy single-family homes and multi-family properties of any size, and we're also open to bigger projects — apartment complexes, land. We got started in 2024 with one duplex. Since then, Grace has earned her real estate license, and we've grown one property at a time using the BRRRR method — always with the same goal: build something bigger than a business. Build a family, and help as many other families as we can along the way.
Lancaster is where we plan to raise our family, where we started Hook, and where we plan to keep building for a long time to come.
